Belrose House
A Quality Custom Home, Built in Just 20 Weeks
Site Specific Home & Lifestyle
Designed for Landscape and Lifestyle
Set against a beautiful bushland outlook in Belrose, this RapidBuild home was designed and completed in just 20 weeks.
Rapid Build worked closely with the Client to create the ideal solution for their needs, lifestyle and budget: a beautifully designed, practical and low maintenance home that reflected their love of nature and the Sydney bush.
“It was extraordinary to see it fitting together like Lego.
In just two days, there was a floor, walls and then the roof.
Jane Asher - Client -
Belrose House
A Custom Home Connected to Place and Peace.
As keen bushwalkers with a strong connection to nature, the Ashers wanted a home that embraced the surrounding Sydney bush.
The house was carefully positioned to maximise natural light, orientation and bush and district views. A smaller, smarter footprint provided everything they needed without unnecessary space, complexity or maintenance.
“It’s the best of both worlds.”
You can get an architecturally designed, sustainable house customised to your site in a very cost efficient manner.”

Fast, Precise and Built to Last.
The RapidBuild prefabricated construction system combines custom architectural design with speed, precision and flexibility. Structural components were manufactured offsite, then assembled and lifted into place onsite, reducing construction time while maintaining exceptional build quality.
The result is a comfortable, sustainable and beautifully considered home that feels completely connected to its surroundings—and perfectly suited to the Ashers’ next chapter.
Built for Simpler Living Without Compromise
As housing costs continue to rise, many Australians are rethinking how they want to live. Smaller footprints, lower maintenance, stronger connection to place, and more meaningful design are becoming increasingly important.
Mountain House reflects this shift.
It proves that efficient construction and thoughtful architecture do not need to exist at opposite ends of the conversation.
Designed by architect Eric Lee and delivered through the Rapid Build system developed by Sean Coddington, the project combines architectural freedom with a more intelligent construction methodology.
The result is a home that feels highly individual, while also being practical, efficient, and achievable.
The Future for Housing
Australia urgently needs new housing solutions. But faster housing should not mean poorer design outcomes or generic project homes disconnected from place and people.
Rapid Build offers a different path.
A building system that is:
Faster and more efficient
Architecturally flexible
Adaptable to different sites and budgets
More predictable and cost-effective
Built around quality of life
Mountain House demonstrates what becomes possible when architecture, innovation, and smarter construction work together.
A home built faster , but designed to be lived in for decades.

Your Questions Answered.
-
Rapid Build is an innovative construction system developed by Sean Coddington that uses prefabricated structural components, including floor cassettes, wall frames, and roof sections, to build homes faster, smarter, and more efficiently.
-
Yes. One of the key goals of Rapid Build is to support architectural creativity, not restrict it. Architects can design around site, orientation, lifestyle, and environment while working within a smarter structural framework.
-
Not in the traditional sense. Rapid Build is not about delivering generic “cookie cutter” homes. It’s a flexible construction methodology that allows architects to create highly customised, site-specific designs while benefiting from the efficiencies of prefabrication.
-
In a word YES!
Because building in this way creates better cost predictability and construction efficiency by reducing labour time, delays, and waste.
Costs still vary depending on design complexity, site conditions, and finishes, but the system is designed to improve overall value and build efficiency.
-
No. Rapid Build is designed to improve precision, consistency, and quality control. Off-site manufacturing allows for more accurate construction while reducing weather delays and on-site inefficiencies.
-
It’s hard to give a number, because construction methods vary but Build times are significantly reduced because major structural components are manufactured off-site and assembled quickly on location. At Mountain House, the structural frame for the custom home was erected in just one week.
-
Yes. Rapid Build is ideal for family living because the modular system allows homes to be designed in stages, if needed. So its possible to expand and adapt the home as your family grows and lifestyle needs change over time.
-
Absolutely. Rapid Build is well suited to people looking to simplify their lifestyle without sacrificing architectural quality or comfort. Many downsizers are seeking smaller, lower-maintenance homes that still feel warm, spacious, and connected to their environment, something the Rapid Build approach is designed to support.
-
Yes. The system is particularly well suited to challenging or site-responsive projects, including steep, bushland, and architecturally complex sites like Mountain House in Katoomba.
Not Cookie Cutter Prefabrication
Prefabrication often carries the perception of repetitive or standardised housing. Mountain House challenges that idea entirely.
Rapid Build was created to support architects, not restrict them. The system allows homes to be designed specifically for their site, environment, and owners, while using prefabricated structural components to improve speed, precision, and cost control.
Floor cassettes, wall frames, and roof sections are manufactured off-site and craned into place with remarkable efficiency.
At Mountain House, the structural frame for the custom-designed home was erected in just one week.
Fast construction. No compromise on design.
